Landlords Guide To Leasing
A brief summery of the keys areas to consider when leasing your property are as follows:
- Approval from your lender to lease the property
- Relevant Landlords Insurances for your buildings and contents. Your tenants will be responsible for insuring their personal belongings.
- Furniture and Furnishings that comply with Fire Safety Regulations 1988. This means that all soft furnishings must have safety labels visible.
- From January 2009 all leasing properties must have a valid Energy Performance Certificate. This is valid for 10 years.
- All Gas appliances and installations must be checked annually by a Gas Safe registered engineer and a certificate provided to comply with the Gas Safety (Installation and use) regulations 1994.
- All electrical equipment and appliances must meet with the Electrical and Fire Safety Regulations 1994. This includes adequate provisions for smoke detectors installed in the property.
- All properties leased to three or more unrelated persons must have a valid Multiple Occupancy Licence approved and granted by Aberdeen City Council.
- All Leasing properties must be checked under section 13(1) of the Housing (Scotland) Act 2006 to ensure that they are fit for habitation. Pre-Tenancies must be carried out prior to all tenancies.
- Approved Landlord Registration through the local authorities. www.aberdeencity.gov.uk or www.aberdeenshire.gov.ukl if done online a 10% discount will apply.
- All profit made on leasing your property is subject to taxation. A self assessment must be completed at the end of every financial year. If you reside abroad you will also be subject to taxation. NRL1 forms should be completed in order to obtain exemption.
